Marc Steindorff rented the BJ Restaurant on 01 June 2007. Marc had asked me about possibly leasing the four hundred and fifty square metre restaurant to convert it into a Coyote dance nightclub. Although not ideal to have a noisy club at a tranquil hotel, Marc would carry all costs for refurbishing the restaurant. A noise level curb was contractually imposed to avoid disturbing the hotel guests more than necessary. Maintaining a semblance of morality and not having nudity or obscene acts performed were also stipulated. Marc was also required to keep an operational kitchen that could handle room service and breakfast. The noise and moral standards specified in the contract were breached several times in 2009. Those breaches resulted in the termination of the contract in September 2009.


The Jasmine Hotel refurbishment of the first, second, third, and fourth and building of the fifth-floor areas, including all hallways, was 100% completed at the beginning of 2016. A fifth floor was added, an elevator was installed, additional rooms built, and stone slate laid on all hallways. A swimming pool was built on the ground floor and much more, as extensive construction work was done over the years. We added an additional touch of class with wonderful artwork in the hallways.

We were also proud to say that we had two dedicated janitors working ten hours a day, six days a week. They did everything from maintenance to painting, ensuring that if anything was not working, it did not take long to rectify. We were far from being a luxurious five-star hotel, but we maintained low cost, friendliness, and cleanliness, and strived to refurbish where and when it was needed.

Jasmine Hotel Pattaya Description:

Jasmine Hotel; A Tranquil Pearl (New ELEVATOR!) 67 newly totally re-furnished tiled rooms, with air conditioning and fans. Room facilities included separate bathrooms with hot water, fridge with beverages, brand new in 2012, 32″ Flat screen TV, s with USB ports, satellite TV (New 55 Channels). All our rooms had in-room safes, and we also had individual two key safes in the reception office. We also owned and ran our own laundry that ensured reliability, quality, and lowered the cost of cleaning the guest’s laundry.

Previously Completed Projects: we painted and refurbished continually and installed lower door sweepers on every hotel room door. We installed blackout curtains on the four superior + top floor sea view rooms. We were pleased that all our continual hotel improvements, including art, provided low-cost comfort, close to the excitement of Walking Street our guests demanded and looked for, and that this ensured our occupancy rate was high.

Our hotel now had 67 very nice and cosy furnished rooms.

Jasmine Hotel Pattaya Renovation Phases:

Phase VI, the final stage, was completed in January 2016. We also finished changing out the room furniture in every single room. We also re-painted the rooms and refurbished them where needed. The whole project took eleven years from conception to completion, and we are very proud of our achievements. The Jasmine Hotel Pattaya was divested between 2016 and 2020.

Phase IV was started around October 2010 and lasted until January 2015. We installed in-room safes in every room, brand new 32″ flat screen televisions and changed out furniture. In addition, a substantial amount has been used to purchase more art, paint rooms and refurbish where needed.

Early Phases.

Phase III was done between May 2009 and September 2010. We installed a brand-new elevator and built an indoor swimming pool with Jacuzzis in our ground-floor restaurant area.

Phase II was completed in November 2008. This included nine “super superior + apartments” with sea views on our brand new fifth floor, including a new roof, refurbishing of the whole hotel, upgrading the WIFI (Over ten base stations), installing an upgraded fire system, more art on the hallway walls and curtains, and the total rebuilding of the water system with new pumps and extra storage tanks.

Phase I was completed in December 2005, which involved completely redesigning the hotel, building a new restaurant, rewiring, plumbing, refurbishing and redesigning all the rooms. We firmly believed we were providing our guests with cost-effective first-class accommodation that included mini bars, satellite TV, internet access, safes, and air conditioning. These were just some of the key features.
